Our client is seeking an experienced Cleaning, Ground Maintenance Manger based in Bromley.
Overseeing the delivery and performance of cleaning, grounds maintenance and caretaking services across a portfolio of residential properties.
The Account Manager will act as the primary liaison between the client, contractors, tenants and internal teams, ensuring high service standards, effective issue resolution and accurate reporting.
Permanent Role - £37,000 - £38,000.

Key Responsibilities
Service Delivery & Reactive Works
- Managing the contractual obligations, ensuring works are being performed to the correct standard.
- Manage and coordinate all reactive jobs reported by the client, tenants, or contractors.
- Ensure reactive works are assigned to the appropriate contractor and completed within agreed SLAs.
- Assess issues to determine whether they fall within the cleaning and grounds maintenance contract or within repairs and maintenance responsibilities.
- Where issues fall outside the contract scope, escalate and refer to the relevant repairs team.
Client, Tenant & Contractor Management
- Act as the main point of contact for client representatives regarding service delivery.
- Respond to client, tenant and contractor queries in a timely and professional manner.
- Maintain strong working relationships with stakeholders to ensure service expectations are met.
Quality Assurance & Monitoring
- Carry out quality checks and spot‑check contractor reports to ensure works meet contractual standards.
- Monitor cleaning performance using the Smarter Inspect dashboard or equivalent monitoring tools.
- Ensure contractors comply with service specifications and agreed schedules.
Contract & Task Management
- Manage programmed and periodic tasks to ensure they are completed at the correct contractual frequency.
- Track completion of cleaning and grounds maintenance activities across the portfolio.
Complaints & Issue Resolution
- Manage and escalate complaints in accordance with the company complaints procedure.
- Investigate issues, coordinate corrective actions and ensure satisfactory resolution.
Reporting & KPI Management
- Collect and maintain weekly and monthly service reports from contractors.
- Maintain accurate records within shared systems for auditing and reporting purposes.
- Analyse performance data and prepare KPI reports.
- Present and report on KPI performance to the client on a monthly basis.
- Identify trends and areas for service improvement.
Financial Administration
- Review and approve reactive works and ensure appropriate costs are recorded.
- Prepare cost information to support invoicing and financial reporting.
Caretaking Service Management
- Manage and oversee caretaking services across the property portfolio.
- Ensure caretaking duties are delivered in line with contractual expectations and property needs.
- Address operational issues relating to caretaking services.
Key Skills & Experience
- Experience in facilities management, property management or contract management.
- Knowledge of cleaning, grounds maintenance and caretaking service delivery.
- Experience managing contractors and service providers.
- Ability to monitor service performance against KPIs and SLAs.
- Strong organisational and administrative skills.
- Excellent communication and stakeholder management abilities.
- Ability to manage multiple tasks and prioritise workload effectively.
