ABOUT THE POSITION
The Groundskeeper / Maintenance Technician plays a critical role in maintaining the safety, functionality, and appearance of Vermejo Park Ranch. This hands-on position is responsible for the upkeep, repair, and operation of ranch facilities, infrastructure, equipment, vehicles, and landscaped grounds.
Working as part of the Maintenance Department, you will help ensure a safe, efficient, and welcoming environment for guests, employees, and visitors while preserving the beauty and operational excellence of the Ranch.
You will also be responsible for the following:
- Perform general maintenance, repair, and operational support for ranch buildings, infrastructure, equipment, and utility systems.
- Assist with carpentry, painting, plumbing, HVAC systems, boilers, refrigeration equipment, SCADA systems, and basic electrical repairs.
- Inspect, maintain, and service ranch vehicles, including routine mechanical repairs, tire maintenance, and fleet upkeep.
- Assist with testing, monitoring, and data collection related to water treatment and utility systems following appropriate training.
- Professionally and respectfully access employee housing, guest accommodations, and other facilities while performing maintenance duties.
- Participate in an on-call rotation and respond to emergency maintenance situations as required.
- Conduct routine inspections of landscaped areas, guest housing, public spaces, and ranch facilities to identify maintenance and repair needs.
- Maintain the appearance, cleanliness, and functionality of landscaped grounds, guest areas, employee housing areas, and public spaces.
- Mow, trim, edge, rake, weed, prune, and maintain lawns, trees, shrubs, flower beds, and other landscaped areas.
- Assist with planting, fertilization, irrigation, and seasonal landscape improvement projects.
- Support snow removal, seasonal property upkeep, and special ranch projects as needed.
- Assist with irrigation system inspections, troubleshooting, repairs, adjustments, and seasonal startup/shutdown procedures.
- Operate and maintain maintenance equipment, landscaping equipment, hand tools, power tools, UTVs, and other approved machinery in accordance with established safety procedures.
- Perform preventative maintenance on equipment and maintain clean, organized, and safe work areas, vehicles, shops, tools, and storage areas.
- Collaborate effectively with other departments and provide support for ranch-wide initiatives, events, and operational needs.
- Follow all company safety policies, environmental standards, and operating procedures.
- Perform other duties, responsibilities, and special projects as assigned.
YOUR QUALIFICATIONS
Essential:
- A high school diploma or general education degree (GED).
- Minimum five (5) years of experience in facilities maintenance, construction, landscaping, groundskeeping, ranch operations, or a related skilled trade.
- Strong mechanical aptitude with the ability to troubleshoot equipment, perform preventative maintenance, and complete minor repairs.
- Experience safely operating hand tools, power tools, maintenance equipment, landscaping equipment, and utility vehicles.
- Ability to work a flexible schedule, including weekends, holidays, on-call assignments, and occasional extended hours as operational needs require.
- This position requires the operation of vehicles, and you’ll need to possess a valid driver’s license or be able to obtain one within 30 days of employment. Your driving record will need to meet the standards and requirements of the Company and the Company’s insurance provider.
- You’ll need to present documentation establishing both identity and employment authorization within three days of hire pursuant to federal law.
Preferred:
- Experience operating tractors, skid steers, loaders, UTVs, or other heavy equipment.
- Experience with irrigation systems, plumbing, HVAC, electrical systems, carpentry, or water treatment systems.
- Certification for small water systems or the ability to obtain certification through Company-provided training.
- Previous experience working on a ranch, resort, hospitality property, golf course, park system, or large-scale grounds operation.
- Proficiency with Microsoft Office Suite, including Outlook, Word, and Excel.

PHYSICAL REQUIREMENTS & WORK ENVIRONMENT
On a regular basis, you can expect to:
- Stand; sit; walk; move hands and fingers; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear.
- Lift and/or move up to 50 pounds or more.
- Perform physical labor for extended periods of time, often 8–10+ hours per shift.
- The position requires being on foot and moving 8 or more hours per shift.
On an occasional basis, you can expect to:
- Lift and/or move more than 100 pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
You will regularly be exposed to moving mechanical parts; outside weather conditions; extreme cold and extreme heat. You will frequently be exposed to high, precarious places and fumes or airborne particles. You will occasionally be exposed to toxic or caustic chemicals. The noise level in the work environment is usually moderate.
