We are recruiting for a hands-on Caretaker to take ownership of the day-to-day upkeep and presentation of two residential buildings comprising 40 flats.
The buildings are prime residential blocks and require someone who can maintain a consistently high standard across both internal and external areas.
This is a varied role combining general maintenance, resident interaction and ongoing improvement of both the buildings and the grounds.
General responsibilities:
- Carry out general repairs and maintenance across the blocks
- Keep communal areas clean, tidy and well presented
- Manage bins and ensure refuse areas are maintained properly
- Act as a point of contact for residents and respond to minor issues such as leaks, faulty fixtures, basic carpentry and general upkeep
- Monitor the building and address issues as they arise
- Improve internal areas over time, including redecorating and general upkeep of finishes
- Maintain and improve external areas, including regular gardening, pruning, sweeping and deweeding of communal gardens
Daily:
- Collect refuse and deliver post to residents
- Remove junk mail and litter from communal areas
- Sweep and wash down external front steps
- Vacuum all entrance halls, stairways and landings
- Dust, clean and polish all cills, ledges, banisters, door furniture, window cills, door frames and light switches
- Clean entry phone panels and spot clean throughout as required
- Wash down uncarpeted staircase areas, including banister spindles
- Sweep all basement areas and dispose of leaves and litter
- Check both internal and external areas for blown bulbs
- Provide access to contractors carrying out works in communal and external areas
Twice weekly:
- Prepare all rubbish for collection prior to arrival of dustbin men
- Check all gullies and ensure they are clear of leaves and other debris and remove where accessible
Ad hoc:
- Jet wash all external communal areas to the front and rear of the buildings
- Report any items that require formal instruction to the managing agents
- Help residents where possible
- Remove any snow/ice or any other item which could cause obstruction to the front steps
Skills and requirements:
- Previous experience in a similar caretaker or maintenance role
- Strong handyman skills with the ability to carry out general repairs confidently
- Experience with gardening and general grounds maintenance
- Good communication skills and a professional approach when dealing with residents
- Able to work independently and take initiative
- Takes pride in maintaining a high standard throughout the building
Pay: £40,000.00 per year
